About ADRE Insights

ADRE Insights is an analytics service for the Abu Dhabi property market. It turns recorded sale transactions into prices, price per square metre and appreciation figures for each project and each district.

Listing portals show what sellers ask. We show what buyers paid, which is the number you need before you make an offer, compare two projects or judge a developer's launch price.

Sale prices come from the transaction records published by the Abu Dhabi Real Estate Centre (ADREC).

• Project and area figures are medians, so one unusually large or small deal does not move them. The market summary on the home page and the monthly trend lines are averages.
• Price per square metre is the rate recorded with each sale.
• Appreciation for a project with no recorded sales yet, and the AI investment analysis, are model estimates rather than recorded figures.
• The mortgage calculator works from the figures you enter.
• None of it is financial advice or a valuation, and the most recent period can be incomplete (see the terms).
